Telford and Wrekin Council Selective Licensing for Rental Properties

You may not be aware, but Telford & Wrekin Council are currently in a "Consultation Phase" for "Selective Licensing" in Telford and Wrekin Area.

If this licensing scheme is introduced it will have an effect on both Tenants and Private Landlords - and although the council have good intentions, this may not have the effect they intend - and may be detrimental to both Tenants and Landlords.

In fact, NOT ONLY will the the "Private Rental" market be affected, but it could affect all people living in Telford.

Already with the proposal just being "Discussed" Potential Landlords are turning away from buying property to rent out in Telford.

As "Telford" will become "Stigmatised" this could cause insurance costs to increase on all Telford Properties with "Similar" (or nearby) Postcodes. Selective Licensing is declaring to the world that "Telford has Social Problems & high crime rates".

This may not be true, but this it what it flags to insurance companies. So everyone may see an increase in house insurance, car insurance etc.

Not only could insurance be affected, but also mortgages. Some mortgage companies are reluctant to offer mortgages in "Selective License" areas - and not just "Buy to Let" mortgages could be affected.

If you are Tenant, Landlord, House owner, "person who just lives here" - whatever your category you MUST find out more about this Selective Licensing Proposal before it's too late.


The council will be deciding on this shortly. If they introduce this, it will last for at least 5 years - and will cost Landlords over £600 per house..... and Guess where the Landlords will look to recover their costs. In fact this fee is only the start of a Landlords costs. All additional admin, survey fees etc. that a Landlord will have to spend, will have to be recovered from "Someone"... Many Landlords may sell - this may result in empty houses (when they can't sell to other landlords & making the "slum area" label come true) and less houses available for rent.
